The PDF report

Download a building's report as a PDF to print, file or send — who can, what it contains, and how it differs from the web page.

The PDF report is the property page on paper: the same report, laid out to print, attach to an e-mail or keep in a deal file. The web page is the report itself; the PDF is an export of it, built from the same data at the moment you download it.

Getting it

Open the building's property page. At the top right, under the distress score, is a Download PDF button. Click it, and the file downloads, named after the building's address.

  • The PDF comes with plans that include it. If yours does not, the button reads PDF report — see plans and takes you to the plans page, where you can see which plans include the PDF report.
  • You need to be signed in, and you need to have opened the building's full report in the current period. That opening is what counts against your monthly allowance; the PDF itself costs nothing more. If you follow a PDF link for a building you have not opened this period, BlockLot takes you to its property page first.
  • On a team account, the button follows your company's plan; if that plan does not include the PDF, the button does not appear. See Team accounts.

What is in it

The PDF carries the web page's sections, wherever the building has something to show:

  1. The address, borough, ZIP, block, lot and BBL (the borough-block-lot number that identifies a tax lot), the building class, units and year built, and the distress score with its band.
  2. Location: since a live map cannot print, a drawing of the tax map around the lot, with the lot outlined and its neighbors in grey.
  3. Owner, with the last sale, and the owner's portfolio when your plan includes it.
  4. Value & tax, Sales history (the ten most recent sales, with a note saying how many the web page lists) and Comparable sales.
  5. Businesses on record, Storefront history, Lease expirations and Recorded leases (the newest five).
  6. Compliance & distress signals, Federal tax liens, a Distress table of each signal's live and all-time counts, and Title & leverage, the deeds and mortgages side by side.
  7. Changes, the Timeline with its activity per quarter, Contacts when your plan includes them, and Neighborhood.

The PDF shows what your plan shows on the web page, no more. Owner names, contacts and the portfolio appear in it only when your plan includes them.

What stays on the web page

A printed page cannot open a drawer, so the PDF summarizes and the web page keeps the evidence. The Records drawers, the Connected buildings card, the live map and the On this block card are on the web page only, and long lists such as a big condominium's sales are cut short in print with a note pointing to the web page.

The footer and the page margins

Every page is numbered, "Page 3 of 12". The bottom margin also carries a short line saying the report was generated by BlockLot, when, and for which account, so a forwarded copy can be traced back to the account it was made for. It does not include your e-mail address.

The last page ends with a footer that lists the public sources the report is compiled from, gives the date the property data was last read and, when there is a distress score, the date it was computed. It also states that the report is not a consumer report and is supplied for business research and prospecting only, never for tenant screening or any credit, insurance or employment decision. It ends with a link to the Sources & licences page.

Tips

  • Download the PDF when you need to share a building's report with someone who does not have an account, or keep a dated record of what the public record said.
  • To keep up with a building after you download it, use the web page, where the Changes card shows what has moved since. See Sales history, timeline and changes.
